The Apartment

Your future place in Rio is a compact 3-bedroom which has been converted to a 2-bedroom. It has almost everything you might want or need:

  • It's located steps from the best part of Copacabana Beach, and less than 1,000 feet from the sands of world-famous Ipanema. Great shopping, dining and convenience stores are within walking distance.

  • A view of the ocean from EVERY room, including kitchen and maid's room.

  • Wrap-around balconies.

  • Three (yes, 3) indoor parking spaces, plus a full garage floor for visitors.

  • 24-hour doormen service, excelent building security.

  • Fully renovated (one of the few in the building), floor just replaced.

  • All paperwork in order, ready to be sold

This has been my home since 1996, and I have lived a very happy life here. The only reason I am selling is an expanding family.

The Neighborhood

The South Zone, where the apartment is located, is the best part of Rio de Janeiro. Copacabana is the beach to the right, Ipanema is the one to the left. The apartment is located at Arpoador, the tip of land that extends to the ocean, located between the two best known beaches in the world.

Arpoador is a casual, laid-back neighborhood with a strong sense of community centered around
surfing. It is home to great hotels. There are many supermakerts, drugstores and restaurants within walking distance.

The best fish market in town is a few steps from the front door. Across the street from the building is the Cassino Atlantico Shopping Mall, with many art and antique stores. The area along the coast is the Garota de Ipanema (Girl from Ipanema) Environmental Preservation Area.

Living and Dining Rooms

The living and dining rooms were expanded with the addition of the space of a bedroom, whose wall was removed.

The rooms face East, and get the morning sun. There is direct sunlight until 10:00 or 11:00, depending on the season. There is a narrow balcony alongside the rooms protected by a child-safety net.

The floors of the whole apartment were replaced a couple of months ago.





Desks and Shelves

One of the bedrooms was converted into an addition to the living room. We built a large wood cabinet with space for books and an entertainment center.

There are separate compartiments for storage in the lower section, and a series of shelves covered by a vertical sliding door. The space for stereo equipment is protected by a pull-out door that is hidden when not in use. There are electric outlets and installation for cable TV.

The desk has an independent module on wheels for a personal computer, two drawers and a platform for a scanner or printer that slides in and out.

All furniture was custom-made of high-quality wood in 2003.





The Main Balcony

Although part of the space in front is taken by nearby buildings, there are three open areas of ocean view, and a nearly unobstructed view of the sky.

The first opening will give you a view of part of Copacabana, from around the Copacabana Palace to the end of Leme. This is were you will watch the New Years' fireworks show. The Sugar Loaf is right there, straight ahead. Immediately in front is the Fishermen's coop of Posto 6, where you can buy freshly caught fish daily. In fact, you have a direct view of the open-air tile counters where the fish is sold, and can select your fish before even leaving home.

The second opening has a view of the Itaipu rock in Niteroi, and the Father and Mother islands. Right in front is the channel that leads to the entrance of the Guanabara Bay, so you'll see ships of all kinds sailing by. This is were the sun and moon rise in summertine.

The third opening, facing south, gives you a view of the Redonda (round) Island and its charming lighthouse.

Seagulls and all kinds of birds can be seen. The long-winged Fragatas soar above the buildings, surfing the southwesterly wind. The Biguas cross the sky in V-shaped formations, commuting between their nesting places in the Tijucas Islands and the marshes of the Guanabara Bay.

There are hooks for a hammock, so you can just kick back and relax in the gentle breeze, watching the boats and the birds, and, in summertime, the big storm formations coming from behind the Sugar Loaf.

The Master Bedroom

The master bedroom faces south, and gets plenty of sunlight throughout the day. At night the sound of breaking waves can be heard. From the balcony you can see Niteroi and its islands and the Arpoador rock. There are hooks for hanging a hammock in the balcony.

We have installed both air conditioning and a ceiling fan. We had a king size bed, a bookshelf and a dresser. There is plenty of electric outlets in every wall, and installation for cable TV on both sides of the room.

If the bed is placed against the east wall, you can see the ocean when waking up.







The Master Bath

The master bedroom has a full bath, with a shower stall with glass doors and a good size cabinet underneath the pink marble sink.

Both baths had water heaters, that were removed. The hot water is now supplied by a single heater located in the service area.

The bathrooms were completely renovated in 1996. All old piping, wiring and tilework were replaced.







The Second Bedroom

The second bedroom has two walls full of wardrobes by Lacca, one of the best furniture makers in Brazil. They were recently renovated and repainted, and go from floor to ceiling. The room also has a couple of shelves.

The window faces East, with a view of Niteroi and the Father and Mother islands. In summertime the sun rises in front of the window.






The Second Bath

The second bath is located off the corridor. It has a toilet and a shower with glass doors, a black marble sink with cabinets underneath it and an all-around mirror.














The Kitchen

The kitchen was fully renovated with the apartment in 1995. It has modern cupboards and shelves, a water filter, a dishwasher, a garbage disposer in the sink, a black granite counter and a built-in Bosch stove/oven.

The service area has a tank for washing clothes, a ceiling hanger for drying them, space and plumbing/electric connections for washer and dryer and a water heater that serves the entire apartment.

The kitchen is completely isolated from the dining room by a sliding door, and has it own independent entrance.




Maid's Room

The maid's room is off the service area. It has its own private full bath. The room's window has a view of the ocean and the Sugar Loaf. It has plenty of cupboard and storage space.




The Views

Thee main balcony and the master bedroom balcony offer a variety of views from Copacabana and Arpoador beaches.

Although the views are partially obstructed by nearby buildings, there is enough sea and sky to keep you busy for hours.

Every room in the apartment has a view of the ocean, including the maid's room.

From the main balcony you can see the Sugar Loaf mountain and part of Copacabana. This is where you and your friends will watch the fireworks in New Year's eve. Occasionally you'll also see swimming competitions and surfers enjoying the rare waves at Posto 6, right under your windows. From the southern end of the balcony you see the Mother and Father islands of Niteroi, and the large Itaipu rock. Right in front is the channel that leads to the entrance of the Guanabara Bay, so you'll see ships of all kinds sailing by.


From the balcony in the Master Bedroom you have the Niteroi view plus a good view of the Arpoador rock.

In the summertime you will see the sun and the moon rising directly opposite.
